Rusko, Pavel ; Kučera, Tomáš (advisor) ; Velková, Alice (referee)
The impact of demographic changes on the real estate market Abstract This diploma thesis monitors changes in the demographic behavior of the population of the Slovak Republic and their impact on the real estate market. The aim is to analyze consumer behavior on the demand side for residential real estate. Within the population development of the Slovak Republic between 1990 and 2060. The purpose of the analysis is to construct the function of the demand for residential real estate in the Slovak Republic. Which expresses the impact of demographic changes on demand for housing. The model reflects changes in demographic behavior of the population into quantitative and structural changes in residential property demand. We expect that despite the uncertainty of the uncertainty, the forecast for residential property demand is high inertia. This stems from the stable age structure of the population. We assume that the period of the next sixty years will be characterized by a change in the trend of population growth and the continuous aging of the population. What negatively affects the demand-side real estate market Keywords: demograpic change, real estate market, Slovakia
Vliv věkové struktury na míru kriminalityv České republice
Pražský, Přemysl ; Dušek, Libor (advisor) ; Špecián, Petr (referee)
I establish 2 main hypotheses explaining the relationship of age structure and crime rate: Limited number of crime opportunities will lead to lower crime participation rates of strong age groups, second: crowding effects due to strong age groups will lead to less favorable social outcomes such as less legal income opportunities and therefore to the increase of crime participation rate. I evaluate these hypotheses on Czech criminal and demographic data during 1996-2013. By using Oaxaca decomposition approach I calculate the percent of crime rate change due to change of age structure to be 30%, I also identify sharp decline of crime activity of the typically most criminally active age groups. I run a DVLS regression and estimate that if the proportion of an age group increases, its crime participation rate on property crime also tends to increase.

Population spatial changes in city Brno and Ostrava
Klusáček, Petr ; Krejčí, T.
The article is dealing with the issue of the population spatial changes on the territory of two secondary cities (cities with more than 200,000 inhabitants) in the Czech Republic (Brno and Ostrava) after 1989. The special attention is especially paid to the analysis of the selected basic demographic indicators (e.g. population change between 1991 and 2001 census, natural increase, net migration, index of ageing), which are connected with the processes of the second demographic transition. The contribution is also focused on some methodological questions – especially evaluation of the availability and reliability of the available statistical data for the different spatial hierarchical levels (urban districts, basic settlements units).
Proměny vnitřních struktur Brna pod vlivem demografických změn v období po roce 1989
Klusáček, Petr ; Martinát, Stanislav
The main purpose of this article is to observe the social and spatial consequences of the process of demographic change exampled on Brno. Spatially, the focus is especially set on inner-city old built-up residential area, which was demarcated based on the aggregation of the selected basic settlements units. The comparison uses the selected demographic characteristic from census 1991 and 2001. The ageing process is stronger in the inner city than in the other urban districts. The inner-city in Brno could be divided according to share of the inhabitants with the tertiary education to the localities with different housing conditions.
